  1. This seems like a great price; why so reasonable?
    The price is discounted for 30% of the lots sold out of Phase 1 (see Plat 1 under the Homesites tab). With 30% lots sold, the prices will increase significantly, especially as the market continues to recover. Take advantage of these low prices now.

  2. How do I purchase a lot?
    Simply call us, and we’ll put you in touch with a site agent. All of our contact information can be found by clicking on the "Contact Us" tab.

  3. Can you recommend a builder?
    We have several builders that have been carefully screened and selected for this project. Please, contact us to discuss the many different options available. We have several house plans to choose from and great pricing.

  4. Where is the location of The Farms at Longleaf?
    Just 3.5 miles past Stono Ferry on the north side of Hwy 162.  For those not from Charleston, see our Google map.  We have large commercial signs at both entrances on Hwy 162 & Hwy 165.

  5. What are the Home Owner’s Association fees?
    $135 per month for the Association fees.  Click on the "Documents" tab for the Covenants & Restrictions to find out more about the Capital Reserve for the HOA, which could lower the HOA fees over time.  HOA fees cover a variety of services, please see our estimate of Annual Budget.

  6. Is there a requirement for flood insurance?
    No.

  7. What is the difference between an investor lot and a non-investor lot?
    An "investor" lot has no required time to build. All other lots have a time to build of four years after the completion of all development phases. Please, see our price sheet under the "Home Sites" tab to establish pricing and which lots are investor lots.

  8. When does the time to build requirement actually begin?
    The time to build requirement starts when the developer completes all work on the infrastructure within the development.

  9. When will the infrastructure be completed?
    Construction has begun! Construction for the remaining amenity infrastructure will be completed immediately after the fifth lot closing. We have a guarantee for the first five buyers! Please see our Buyback Agreement.

  10. What are the schools like in this area?
    You can view school reports on-line to find out more information about all schools. Also, see our website, www.SampleandAssociates.com, where you can view information on all the public and private schools in our area. Please note, one of Charleston’s best private schools, St. Paul’s Academy, is within a mile of this location. Other private schools close to this development include: Bishop England, Ashley Hall, Porter Gaud, and more. Charleston also has Magnet and Charter schools from which to choose that are nearby.

  11. Where is the closet shopping area?
    There is a new Publix shopping center within 8 miles of the site. West Ashley retail district (includes Citadel Mall) is within 12 miles. A new Food Lion and Piggly Wiggly are within a couple of miles from each entrance. Soon to open is The Sea Island Farmers Market at Hwy 17 & Hwy 162.

  12. Is there a plan for restaurants and retail shops near this development?
    Yes. The property out front on Hwy 162 is under review as The Shoppes at Longleaf. This area is being considered as a future site for restaurants & retail shops.
  13. Who is representing the sale of the lots at The Farms at Longleaf?

  14. Are there package benefits available to a purchaser in this community?
    Yes. The seller will pay $2,000 in buyer’s closing cost when using the preferred lender and attorney. There are discounts available for fencing, well and septic services. Please, see our contacts page for more information or contact us directly for referrals on a variety of services.
